How to Tell If Your Air Ducts Need Cleaning

Duct cleaning is one of the most aggressively marketed services in home comfort, and also one of the least understood. The honest answer to “do my ducts need cleaning?” is that most of the time they do not — but there are three specific conditions where cleaning is genuinely warranted. Here is how to tell the difference.
What the EPA actually says
The US Environmental Protection Agency has looked at this question directly and declines to make a blanket recommendation. Its published guidance is unusually blunt: duct cleaning “has never been shown to actually prevent health problems,” and studies do not conclusively show that dust levels in homes rise because of dirty ducts. The reason is mechanical — most of the dirt inside a duct clings to the duct wall and never makes it into the air you breathe.
The EPA is also clear that a light coating of household dust inside your ductwork is not evidence of a problem. Cooking, cleaning, pets and simply walking around a room put far more particulate into your air than settled duct dust does. The agency does not recommend routine duct cleaning on a schedule — only cleaning as needed.
Three conditions that justify cleaning
The EPA lists three situations where you should consider having ducts cleaned:
- Substantial visible mould growth inside hard-surface ducts or on other components of the heating and cooling system. Insist the contractor physically show you the growth — much of a duct system cannot be inspected visually, and plenty of substances look like mould without being it. A microbiology lab can settle the question from a tape sample for around $50.
- Vermin infestation — evidence of rodents or insects living in the ductwork.
- Ducts clogged with excessive dust and debris, to the point where you can actually see particles being discharged from the supply registers.
Fix the cause, not the symptom
Each of those three conditions has an underlying cause, and cleaning without addressing it simply resets the clock. Mould needs moisture, so recurring growth means you have a humidity, condensation or leak problem to solve first. If insulated flexible duct has become wet or mouldy, it cannot be cleaned effectively at all — it has to be removed and replaced. Vermin got in through a gap that needs sealing. Heavy debris usually points to a missing or bypassed air filter.
What cleaning does and does not do for efficiency
There is a meaningful distinction here that duct-cleaning sales pitches tend to blur. Some research suggests that cleaning system components — the cooling coil, the blower, the heat exchanger — can improve efficiency, extend equipment life and trim running costs. That is plausible: a fouled evaporator coil genuinely does throttle airflow and heat transfer. But there is little evidence that cleaning the ducts alone improves system efficiency. If someone quotes you an energy saving for duct cleaning, ask what part of the system they are actually cleaning.
Be careful with biocides and sealants
Contractors may propose spraying a chemical biocide inside the ductwork to kill mould and bacteria, or a sealant to lock down dust and prevent particle release. Both practices are unresolved — the EPA does not endorse routine use of either, and products applied inside bare sheet metal duct have generally not been evaluated for use inside insulated or flexible duct at all. Do not agree to either without understanding exactly what is being applied and why.
What to do instead
For the overwhelming majority of homes, the useful maintenance routine is unglamorous:
- Use a filter of the right size and MERV rating, and change it on schedule — this is the single highest-value habit for keeping a duct system clean.
- Never run the system without a filter fitted, including during renovation work.
- Keep the cooling coil and drain pan clean and draining freely, so the system is not growing anything.
- Seal duct leaks, particularly on the return side, where negative pressure pulls in dust from attics and crawl spaces.
- If you burn fuel — a gas furnace, a stove, a fireplace — have it inspected and serviced before each heating season. The EPA does recommend this one unequivocally, because it protects against carbon monoxide.
If you do decide to go ahead, treat it like any other trade purchase: check the provider's competence and references, get the scope in writing, and ask them to show you the before and after condition of the components they cleaned.
